Description

Urakka on kokonaishintaperusteinen kehitysvaiheen sisältävä Suunnittele ja toteuta -urakka (STk). Tavanomaiseen ST-urakkaan lisäyksenä on urakoitsijan valinnan ja rakentamisen välille sijoittuva tilaajan ja urakoitsijan yhteinen kehitysvaihe, jossa mm. on tavoitteena kehittää suunnitelmaratkaisuja. Kehitysvaihe on kuvattu tarkemmin tarjouspyyntöasiakirjoissa. Tarjoukseen ei edellytä liitettäväksi alustavaa rakennussuunnitelmaa. Kuitenkin urakoitsija vastaa tarjousratkaisujensa tuotevaatimusten mukaisuudesta. Kehitysvaiheessa tilaaja ja urakoitsija jatkavat rakentamissuunnitelman kehittämistä yhteistyössä urakoitsijan kanssa. Kehitysvaihe päättyy, kun tilaaja tekee päätöksen toteutusvaiheeseen siirtymisestä. Urakka sisältää noin neljän kuukauden kehitysvaiheen, jonka jälkeen päätetään toteutusvaiheesta.
