Celé riešené územie a samotná stavba sú koncipované ako ucelený a plne krajinne integrovaný komplex. Z hľadiska výkonnostných a kapacitných požiadaviek je predmet zákazky exaktne definovaný hrubou podlahovou plochou nadzemných podlaží, ktorá predstavuje výmeru 140 268 štvorcových metrov.
